Buy well by planning the sale

Every home has two prices. Most buyers only plan the first.

The price you pay gets all the attention. The price you'll sell at gets decided the same day, quietly. Here's how to think about both before you commit.

First, a deep breath

Nobody buys a home planning to sell it. Almost everyone sells.

Kids arrive. Jobs move. Parents need you closer. In Singapore, most owners sell within ten to fifteen years, whatever they planned on day one. That's not a reason to worry. It's a reason to spend twenty minutes on one question before you buy: when the day comes, who buys this home from you, and at what price?

The framework

The Exit Test: four questions to ask any project

Ask these about the project you're eyeing. The thinking is yours to keep. When you want the answers for a specific project, that's the free Exit Check below.

01

Who buys it from you?

Picture the next owner. A young family? A tenant's landlord? A downsizing couple? If you can't picture anyone, that's worth pausing on.

02

What's being built around it?

New projects nearby can lift an area, or crowd it with sellers the same year you want out. The land plans are public. Few buyers look.

03

How have similar homes resold?

Not the marketing story. The actual prices similar units nearby have sold for, from public URA records. They tell you how this kind of home behaves over time.

04

Does your timeline fit?

Selling within a few years and selling in fifteen are different games. The stamp duty for selling early, and where your project will be in its life, both matter.

What you'll receive

The Exit Check, done for your project

Name a project you're considering. We'll run the four questions on it with real data and send you the picture, usually the same day.

Your Exit Check includes

Free
  • The likely next buyer. Who this kind of home tends to attract, based on who's been buying similar ones nearby.
  • What's coming around it. Nearby land that's been sold for future projects, and what that could mean when you sell.
  • How similar homes have resold. Real sale prices from public records, clearly dated, in plain English.
  • A straight answer. If the exit looks harder than the ads suggest, we'll say so. That's the point of asking before you buy.

A note from us

"The happiest sellers we've met all did the same boring thing. They thought about selling on the day they bought."

It sounds unromantic. It isn't. Knowing your home will be easy to pass on one day is what lets you actually relax in it. Send us the project on your mind and we'll look at it the way the next buyer will. It costs nothing, and you might sleep better for it.

Good questions

Asked by almost everyone who thinks this far ahead

Isn't it too early to think about selling? +
It's the only time thinking about it is free. After you buy, the exit is fixed. Before you buy, it's a choice. Twenty minutes now protects the next fifteen years.
Where does your data come from? +
Public records of actual sale prices (URA keeps them for every private transaction), plus published land sales and development plans. We show you the sources, dated, not just our conclusions.
What if I'm buying my forever home? +
Then the exit matters less, and we'll say so. But life has a way of editing forever. Knowing the exit is workable is a comfort even if you never use it.
Can you check a resale flat or condo, not just a new launch? +
Yes. The four questions work on any home. Resale homes actually give clearer answers, because their sale history is longer.
Does this cost anything? +
No, and there's no obligation. If the check is useful and you'd like help beyond it, we're here.
